Luxury high-tech “plug and play” options are the future for commercial and industrial developments taking shape in Australia.

That includes plug-ins for electric vehicles (EVs).

An example of this is The Avenue at 38 Raymond Avenue in East Botany, Sydney.

Launching in October, the $15 million Marque Property Holdings development will comprise six boutique high-tech units which incorporate high-end design finishes and high-tech features to create a collaborative working hub.

The Avenue will have the largest installation of 22kW EV charging stations in Australia, suitable for most EVs on the market or becoming available.

Each unit will have a dedicated EV-charging bay with powerful universal car chargers available.
These have three-phase power charging up to 22kW (subject to a car’s onboard charger) which can add 120km worth in an hour – eight times faster than a conventional charger.

“With The Avenue we wanted to incorporate health and well-being elements and an enhanced technology offering to create a connected and first-class working environment and change the way in which industrial assets are viewed,” Marque Property Holdings principal owner Marek Ristwej says.

The Avenue will be an app-driven estate and facilitating for 4G and 5G tech.

Unit owners and occupiers will be able to access and control the functionality of the workspace – from opening the front gate and glass bifold doors to controlling internal lighting and alarms – through using an app on their smart device.

“This will give owners and occupiers greater flexibility and control over their unit, which will increase their connection and experience of the workplace,” Ristwej says.

Recognising the growing reliance of businesses upon high-speed internet and cloud computing, each boutique unit will have direct fibre connectivity – a unique offering in the sector – with fibre nodes in the units to facilitate high-speed data connection.

“Whether they are at work or on the move, people now want a fast and reliable internet connection,” Ristwej says.
“Organisations have a similar expectation and a number of industries, including manufacturing, technology, creative and transport, are highly dependent upon high-capacity networks to support their day-to-day operations.”
He expects that by future-proofing the project it will create a unique and resilient product appealing to a broad range of owners and occupiers.

The Avenue has a lifestyle aspect too, with Sydney city and airport about 15 and 20 minutes’ drive away respectively, plus shops, golf courses and beaches nearby too.

“Flexible working hours and the work environment are becoming key components,” Ristwej says.

The Avenue has boutique offices on the first floor and a main reception area and showroom or warehouse space on the ground floor.

A reveal of the development using virtual reality technology will be held on October 11 and an on-site launch follows on October 18.

Developers have a partnership with Maserati, with the brand planning EVs under parent company Fiat Chrysler Automobiles (FCA).
At least four electrified Maserati vehicles are expected by around 2022.

The Maserati partnership will add further prestige to developments from Marque Property Holdings, a family trust with 40 years’ experience in property development.

Technology is challenging traditional perceptions of such assets, global real estate services company Colliers International says.

“There is a misconception that industrial assets are low-tech properties comprising roller doors and tilt up panels,” Colliers International national director industrial Michael Crombie says.

He says increasing integration of new technology is giving rise to “plug and play” units providing a connective and innovative working environment.

“As the commercial sector is becoming more decentralised, we are starting to see the emergence of high-end mixed-use industrial properties with high-tech offerings, which are more valuable assets for owners and investors, as well as creating a point of difference for occupiers and investors.”
